Consumers should understand that the information and data presented represent estimates, averages and summary results from marketing information provided by the facilities contacted. Data was collected during 2005 and 2006 and it represents a snapshot of data AT THAT TIME. Data has not been updated since it was originally collected. Although data was collected from reliable sources, no warranties are made as to the appropriateness of the data for making important decisions.
Consumers should contact the facility to request current data, particularly for up-to-date offerings, prices and availability of residences. Prices and availabilities change, often. Consumers should also understand that data has been extracted and summarized from marketing information that present complex, and often, confusing pricing plans with numerous options, alternatives, refund options and health coverage plans. Some facilities present a single price (Entrance Fee) with a single Refund Plan and health coverage, and others give numerous options, with or without Refund, Declining Balance Refund, and Assisted Living and Nursing Care coverage.

Entrance Fees (List Price)
These fees are normally charged for admission to the facility as a resident.
Entrance fees are Average, Minimum, and Maximum for each price range of residence: Low, Medium and High corresponding, in general, to 1 BR, 2 BR and 2 BR+.
Monthly Fees
Monthly fees were averaged for Single and Double Occupancy each price range of residence: Low, Medium and High, corresponding, in general, to 1 BR, 2 BR and 2 BR+.
Refund Plans
Refunds can be generally categorized by Declining Balance, with or without a minimum, or Minimum Refund, and Non-Refundable. If a refund percentage is shown this will represent the Average-Minimum Refund for the facility. Many CCRCs offer Refunds based on the original Entrance Fee. Some Cooperatives offer refunds based on the Resale Price of the residence, thus allowing the resident/estate to share in the appreciated value.
Discounts
In general, Entrance Fees show the “List Price” before any options, thus they will show the maximum price for each unit. Marketing brochures often show the minimum fees and then will show the optional fees for refund-ability, Assisted Living or Nursing Care coverage.
The Discount Percentage shows the average Minimum Fee one could expect if various options were accepted. Thus if the Discount shows 66%, one could expect a price of $66,000 for a List Price of $100,000.
Assisted Living (ALU)
A check mark shows that the facility provides coverage for Assisted Living, under the Entrance Fee and Monthly Fees, WITHOUT increases for housing or services. (There may be fees for additional meals.)
Nursing Care (LTC)
A check mark shows that the
facility provides coverage for Nursing Care, under the Entrance Fee and Monthly
Fees, WITHOUT increases for housing or services. (There may be fees for
additional meals.)
Fee-For-Service (FFS)
A check mark shows that the facility DOES NOT provide coverage for Assisted Living or Nursing Care, under the Entrance Fee and Monthly Fees, although Assisted Living and Nursing Care may be AVAILABLE at discounted rates or priority admission. Fee-For-Service costs may be charged at the time used or, often can be deferred until estate settlement, at which time they may be deducted from the refund, if any.

State Registration
Some states require registration or
listing of the facility with a state agency, often with the Insurance Bureau or
Social Services Agency. If the state records show that the facility has
registered, this will be indicated. This does not indicate that the state
agency has approved the facility, only that it has been registered.
Accreditation
An independent agency, the
Continuing Care Accreditation Commission (CCAC), conducts voluntary
accreditation of its members. If the facility has achieved accreditation from
the CCAC this is indicated here.

Methods of Data Collection and Analysis
Marketing
information was requested from retirement communities that appeared to be
operated as CCRCs. This study was limited to those communities that require an Entrance
Fee, and Monthly Fees, in exchange for Lifetime Residence, and
assurance of Assisted Living and Nursing Care, if and when required. This
database does not include Rental-Only or Monthly-Fee-Only facilities.
There are many retirement
communities with only Rental or Monthly Fees (no Entrance Fee) that operate as
“CCRCs.” These are not included in this study.
Data
used for analysis was extracted from marketing information requested from and
provided by facilities operating as CCRCs and from Disclosure Statements filed
with state agencies or other publicly available sources. No private or
confidential information was used. In order to present understandable
information, prices and fees were averaged, by relative cost (Low, Medium &
High, corresponding, in general to 1 BR, 2 BR and 2 BR+), and by range (Minimum
or Maximum). Users should also
understand that costs and fees may change. This data represents information
collected during 2005 and 2006. Although we have taken care to prevent errors,
facts and figures may not be complete or up to date. Consumers should use this information as an overall guide only, and
should contact the communities directly for current prices and fees, programs
and services.
